1. 1. The parties to any contract established relating to a booking will be between you and Silverseven Limited, trading as Silverseven Cottages [‘the owners’ of the property]

2. A contract is established and binding when the owners accept a booking request from you. A booking request will be accepted when the deposit for the relevant period has been paid in cleared funds and the owners have confirmed the booking to you, usually by email.

3. The persons named on the booking form will be the persons deemed to occupy the property for the relevant period and you must not assign to any other person or persons. The maximum number of persons occupying the property are clearly stated on the property particulars and must not be exceeded under any circumstances without prior consent of the owners. You must be over 18 years of age to enter into a contract with the owner.

4. Payment is made by acceptable credit or debit cards using the owners online booking procedure or by bank transfer.

5. THE BALANCE OF THE FULL PAYMENT IS PAYABLE WITHIN 42 DAYS OF THE START DATE OF THE BOOKING PERIOD. IF THE BALANCE IS NOT RECEIVED WITHIN THIS PERIOD THE OWNERS WILL BE AT LIBERTY TO CANCEL THE BOOKING AND NO REFUND OF ANY DEPOSIT PAID WILL APPLY.

6. If any confirmed booking is cancelled by you within 30 days of the start date of the booking period, no refund will be payable by the owners. If a confirmed booking is cancelled by you within 30-60 days of the start date of the booking period, you will receive a 50% refund of the cleared funds received. If a confirmed booking is cancelled by you over 60 days prior to the start date of the booking period, you will receive a refund of 90% of the cleared funds received. Any refund will be processed as quickly as possible. No refunds will apply where a ‘short break’ has been cancelled by you. You should give serious consideration to taking out holiday cancellation insurance.

7. Confirmed booking dates maybe changed for alternate dates if available and only with the discretional consent of the owner. An administration fee of £50.00 will be payable in these circumstances.

8. It maybe necessary for the owner to change or cancel your confirmed booking. In this unlikely event you will be offered alternative dates of occupation or a full refund of the monies paid. In these circumstances the owner will not be liable to you for any further obligation or liability in this regard.

9. The owners request that you arrive on the start date of your booking after 4pm and leave before 10am on the date of departure in order that the owners have sufficient time to prepare the property between clients departing and arriving.

10. Pets are normally not accommodated. However, in certain circumstances and only with prior consent of the owner, certain pets maybe allowed. If the owner allows pets, they must be kept under strict control and exercised away from the property. They are not allowed in the bedrooms or on the furniture and on departure, pet hairs should be removed. In any event, an additional cleaning charge of £20 per pet will apply.

11. You are obliged to keep the property, fixtures and fittings in the same state or repair and condition as at the start of your booking. You will be liable for any damage incurred to any of the owner’s property and additional cleaning costs as a result of any breach of these terms and conditions. 12. The property is strictly no smoking.

13. You must ensure that as a result of your stay at the property during the booking period, you do not directly or indirectly cause a nuisance or inconvenience to occupiers of neighbouring properties or engage in illegal activities at the property.

14. The owners reserve the right to request a good housekeeping deposit of £250.00 for Christmas and New Year bookings or any other bookings where the owners deem such a deposit appropriate. You will be informed at the time of the booking request whether the owner considers a deposit appropriate.

15. It maybe necessary for the owner to enter the property during your occupation in order to carry out repairs. In these circumstances you will permit the owner at reasonable times and on reasonable notice to enter the property. In order to carry out emergency repairs you will allow the owner to enter the property without notice.

16. Other than for death or personal injury caused by the owner’s negligence, the owner’s total liability to you is limited to the amounts detailed in paragraphs 5 and 7 herewith and will not be liable for any event beyond their reasonable control.

17. Should you feel it necessary to complain about any aspect of the services of the owner during your occupation of the property, please contact the owner immediately. In the case of a serious complaint, this must be in writing to the owner.

18. Guests must take care and responsibility for their own and their children’s safety while occupying the property. 19. Bed linen, towels etc are provided. A travel cot is available upon request.

20. Short breaks are available throughout the year subject to availability and by arrangement with the owner. A short break is defined as an occupation of the property of 3 nights from a Friday to a Monday, or 4 nights from a Monday to a Friday.

21. All personal information will be treated in the strictest confidence by the owner and will not be disclosed to any third party except with your consent or required by law. Your information will be kept on the owner’s data systems as the owner would like to keep you informed of their services in the future. If you do not wish to receive any such information please inform the owner.

22. The contractual jurisdiction will be governed by the laws of England and Wales.

23. These conditions shall be deemed accepted by you when you submit the booking request.
